The quantities are fixed: they come from your dimensions. It is the prices that vary. Each line shows the quantity, then the unit price from the cheapest merchant surveyed to the dearest. That gap is your negotiating room, not doubt about the building. A tight range: no single line dominates the spread.
This bill covers materials, labour measured trade by trade, plant, transport and fees. The hours come from output rates per element, not from a percentage of the budget.
This bill measures only the works you ticked. Everything can be priced now, from the borehole to the drainage channels: what is missing is what you did not tick. Outside it: the land, the connections to the public networks, and general earthworks across the plot.
Have a technician check this take-off before you order: a mistaken dimension gets paid for in delivered materials.
